We Inspect Hotels, Restaurants and now Laundromats

We inspect more houses than any other type of building. When we inspect commercial buildings it is usually apartments, offices or retail units so last week it was exciting to inspect something we have never inspected before, a laundromat!

We have inspected a school in Troy, a beer drive thru in Dayton, a muffler shop in Xenia, a car showroom in Dayton, factory buildings, numerous large hotels, restaurants and just about any type building you can think of.

David Roche with Buyer's Inspection Service conducted the inspection of my home for possible humidity and mold damage. He went down into the crawl space, took photographs and documented everything that needed attention. He shared with me a preliminary version of his findings and later sent me a detailed report. He discussed with me technical and financial alternatives which sent me on my way to find a solution for my crawl space and related problems. I strongly recommend this service.

Their inspection service was more than what I was expecting. The various digital photos that they took, in relation to their overall inspection, were very useful. We were very relieved to have the same inspector for both houses we looked at buying. Was very helpful and very quick to reply. I had questions that led to more questions so it was no problem to reach out and get them answered. I recommend if you are building get a predrywall inspection as the city inspectors only do minimum and even then missed 2 things that David found. Will be using them for my final inspection as well, great staff, receptionist sounds nice not some old lady who just wants to get off the phone like some of the others I called. I was very satisfied with this company.

I have used Buyer's Inspection Service before. They are always extremely responsive and willing to work with you. Due to COVID, they've apparently stopped printing inspection binders - which is very unfortunate as I appreciated that very much. Also, David missed some flaws in my crawlspace in a previous home. Other than for a crawlspace, however, they've been fantastic and I value their inspection. They are more expensive than other inspectors, but worth it (except for crawlspaces). If I ever buy a home in the Dayton area, I would very likely request their services again.

The service was great! Dave was an excellent inspector and made sure we understood all findings. This inspection saved us from purchasing a home that that was unsafe for our family. I mean the house looked great and was in an excellent location but what lurked underneath like holes and rust in the chimney flue, electrical and plumbing issues would have cost terribly. Don't get me started on the radon issue. The home inspection and radon testing were not required by my lender but I'm ever so grateful I had it done and that it was done thoroughly with my family in mind first.

They gave an extensive report, however, failed to identify visible asbestos tiles in the laundry room. This miss prevented further inspection before closing. We went to replace flooring and were informed asbestos tiles were everywhere underneath the carpet. This miss allowed the sellers to report “no asbestos” on their disclosure form...and left us with thousands of dollars in abatement fees.

He was excellent in every way -- professional, patient with our questions, helpful, thorough, very good at explaining his findings. The renters had turned the power off, so Ryan had to come twice. He was able to come back as soon as the power was on -- we met him there again and asked additional questions about fixes to the house he competently and helpfully answered.I don't have any real experience with home inspections, so I can't give a comparison except to say friends of mine have had inspections, and from their reports, Ryan and Buyer's Inspection Service were very thorough. The report was 30 pages with pictures and superimposed arrows and the notation was very clear and easy to follow. Ryan was very forthright about the limits of the inspection process (e.g., the HVAC would short cycle, but he let us know that a specialist would need to do a more thorough test). The trustworthiness and the clear competency of Ryan and Buyer's Inspection gave us the confidence and understanding about the house we needed to close. Much appreciated.Highly recommend.

We have had homes inspected by other inspectors who were less expensive, but have learned that you get what you pay for. Erick found things I'm sure that other inspectors would have missed because he took his time and obviously cared that as his clients we would have the necessary information about the home's true condition. We recently bought a house, and before our signing we were recommended by a friend to have Ryan White from Buyer's Inspection Service to come and do a thorough check. Ryan was nothing short of awesome. He was on time, courteous, and detailed.We were able to follow Ryan around while he inspected the house and he was able to give more detailed explanations of anything he found while answering any questions we had.We are not familiar with pre-sale inspection pricing, but the services provided by Buyer's Inspection Service are probably on the high end of it. However, this is not without good reason. When buying a house you don't want someone to come and tell you it's a good house and there is nothing wrong with it. You need, both for negotiating and for insight into future repairs, to know every little thing that is wrong with the house. It is much better to know that you will have to spend $2k on redoing an electrical issue at the sale of the house than find out afterwards.For this reason, we believe the extra money spent on a very thorough inspection is well worth it, and Ryan White at Buyer's Inspection Service is an excellent choice for this reason.

Truly excellent in every single way. We had Dave as our inspector when we were in the process of purchasing our 100+ year old home. Dave knows and loves old houses, which is a huge benefit because he knows what MUST be fixed and what is "nice" to fix, and his inspection clearly documents these fine details. He gave AMAZING service, top notch inspection, took time to explain findings to me (I am a novice), and immediately printed out his findings (with pics!) in a handy binder with information about how to keep my home in best condition. His inspection actually saved us quite a lot of money as we were able to negotiate the seller down almost $10,000 dollars based on his findings. We have lived in our house almost a year now and his inspection was accurate to everything we have seen in the home. He is extremely knowledgeable about home repairs and he pointed out several issues with the home that need to be addressed immediately. He is very meticulous about noting every repair of the house in a detailed, easy to read report . He is very helpful and courteous.
