The price is based on the house you are buying and what it entails, we do not force your Home Inspection into a fixed 2.5 hour time slot. 
We tailor the time needed for a full and detailed Inspection of the property. A smaller house usually requires about 3 hours to inspect thoroughly. The larger the home, the more time we will need to perform a full inspection.
Your Inspection fee will be based on square footage and influenced by the following:
1 – Property Size
Pricing begins at $395 and increases with property size
(Example: 2000 ft on a slab would be approx $435)
2 – Foundation Type
Slab
Crawl Space (under building)
Basement (finished or unfinished)
(Adds between $30 to $50)
3 – Additional
Garage detached or additional (one attached garage is included)
Barns/ Workshops/ Mother in laws Suite
Shed (smaller garden type)
(Adds between $20 to $85)
4 – Age
Older than the early 1950’s
(Adds complications of older wiring and plumbing and will take an additional hour or more to inspect.)
(100 year old house adds approx $45)
5 – Location
Trip Charge (may be added outside of Metro area)
(Example: West Chester adds $25/ Columbus $80)
6 – Testing
Additional tests you may want to enhance your inspection experience (more Info about tests we offer)
7 – Total Cost
– Property Size (plus)
– Example: A 1800 sq ft home will take approx 3 hours to Inspect.
– Crawl space or basement adds 15 to 30 extra minutes to the Inspection.
– Detached garage adds 15 to 35 extra minutes.
– Age will add 20 minutes if built before 1954
– If we have to drive to West Chester there is an additional 20 minutes drive each way.
