Great floor plan, so well maintained, plenty of light, good sized kitchen all with a back yard and patio that is sunny in the evenings, well worth the wait. The driveway at the first house was so steep that it would have been challenging in freezing weather. Response from the owner:Devon It was not possible to inspect the bedroom where the tenant was in bed, it would have been inappropriate, particularly when there was no one else in the house. We inspect only accessible items per the state of Ohio regulations. When an area cannot be accessed it is our job to report the fact, not police it. We have no control over occupants in a home. You paid for the inspection time slot, return trips "free of charge" are not the industry standard. It is the seller who is at fault and we would be happy to return if they organize it. As to the garage (described as a place to store a car or vehicles), there was none; the small tool shed in the back of the yard is not a garage and we were not asked to inspect it. At no time did we try to short change you, we did not complain when we were kept on the doorstep waiting for 45 minutes because the door key was not available due to someone else's error. Despite your frustration, you should not have spoken like you did to our office staff member, it was very upsetting for her, she is always ready to help and is not used to been berated with the foul abusive language you used. It is so hard buying a house from afar and having to trust that you will get the information you need to make an informed decision. Your first house would have cost you somewhere around $30,000 just for the exterior and a lot of grief. I have found over the years that I prefer the second choice and your house today proves that, it has so much more character! Response from the owner:Matthew, I am sorry you are having issues with the house you purchased. Unfortunately, we have no record of having conducted a home inspection for you. There are four Silvers in our database, none of them are you. Equally there is no record of you having called our office to discuss problems or issues with one of our inspectors or inspection reports. Assuming we were doing an inspection for you, we note in our reports if the property is occupied or vacant. When furnished we state that it is common for some components to be inaccessible due to furniture or stored items restricting access. We put photos of all the rooms in our reports which show furniture, conditions etc. that may restrict an inspector. You mention that you found receptacles (outlets) not working. The most common reason for a receptacle not working would be a tripped breaker or GFCI that the previous owner or occupant did not reset. In our report the water heater would be noted as operating or inoperative. Since we check that there is hot water from all the faucets in a home and that the hot water is coming from the left-hand faucet, cold from the right, there is no way we would have failed to make a comment about a water heater that was out of service. From what you claim it appears the seller turned off the gas or electricity to the water heater or house when they moved out and all it needed was to be relit by pressing the igniter button or be turned on at the breaker panel if electric; this is common because the utilities may have been off for a few days between owners. You stated, “the larger issues we are just not uncovering". How do you know you have issues if you haven’t uncovered them? We wish you the best. If we can be of any help, please give us a call.
