Climbing up on the roof of a large commercial building and looking at the HVAC units lined up there, it struck me how unrealistic some buyers are when they hire us to inspect commercial properties.
This client only hired us for a half day despite our office suggesting that it would not be nearly enough time.
The client said they just wanted the main items looked at. Unfortunately everyone has a different idea of what that would include.
So what exactly are the main items? Foundation, roof, roof structure, electrical, HVAC, plumbing, bathrooms, exterior, structure?
Just the roof, the electric panels and all the HVAC units along with the furnaces and their components used up every minute, in fact every second of the half day we were there.
The building was the size of twenty houses, costing about the same as ten houses and they thought an inspection price equivalent to about three houses was too much to spend, so went and hired us for four hours!
About the same time as we would spend inspecting a three thousand square foot house.
We did a great job, we strained and rushed to cover as much as we could in the allotted time, but there was still so much still to do when we finished up and headed off to our next inspection. Was the inspection worth the time we spent there, absolutely…..But its only half the picture.
We are happy to do whatever our client wants, half day, full day, two days. One, two or even three inspectors. its always the clients choice. If you want detail we can give it in a detailed report.
We are really good at our job, we do find problems
and we find more problems if we are given the time!
