Buyer's Inspection was amazing! From the day that I called for an appointment, I had an inspector at my house within a week and the inspection report in my email a couple of hours after the inspection was complete. My house is 3,300 sq ft and Eric spent about 3.5 hours looking over everything. After he finished, he walked me around and explained every one of his findings. I highly recommend!

The service was great! Dave was an excellent inspector and made sure we understood all findings. This inspection saved us from purchasing a home that that was unsafe for our family. I mean the house looked great and was in an excellent location but what lurked underneath like holes and rust in the chimney flue, electrical and plumbing issues would have cost terribly. Don't get me started on the radon issue. The home inspection and radon testing were not required by my lender but I'm ever so grateful I had it done and that it was done thoroughly with my family in mind first.

David was fantastic. He took his time to go through every nook and cranny of our new home. Once he reached the end he asks that the buyers show up so he can walk you through the home and point out pieces in person that might present issues. He also sends the inspection report but it is very nice to be able to see it in person and have him give his professional opinion on the matter.

We loved Buyer's Inspection Service so much, we used them twice! They made an great impression off the bat, answering the phone immediately and being able to schedule us the very next day! The first time we had David, and he was absolutely amazing. He's very experienced with older, historic homes, which was a great bonus, since the home we were looking at was 100 years old. David was so thorough, and so good at explaining everything to us. He took the fact that we have a young child (and another on the way!) into consideration, and pointed out any and all issues that could be a safety concern for young ones. He even made the critically important discovery that the roof was past it's prime and needed to be replaced, when the listing had falsely said that the roof was brand new! He got up on the roof twice, just to make sure. He was absolutely right, and the listing information turned out to have several errors that we had to confront the listing agent about. In the end, he helped us decide that the first house we made an offer on was not a good fit for our family. The second time around we had Erick, who was equally wonderful. We ended up moving forward with our purchase of that house thanks to his thorough, reassuring work! Can't recommend this company highly enough!

Buyers inspection service (David) inspected two different existing properties for me in my quest to find a new home in Ohio. On the first one he saved me a lot of headaches, heart aches and money. The second one was in much better shape but he was no less tenacious in ensuring that the property I was buying was everything it was supposed to be and there were no issues with construction, mechanicals or utilities. David was a pleasure to work with and very patient in his explanation of issues that were found. Between David and two excellent realtors my experience of selling my home in Colorado moving across country and buying a new home was made much easier. They gave an extensive report, however, failed to identify visible asbestos tiles in the laundry room. This miss prevented further inspection before closing. We went to replace flooring and were informed asbestos tiles were everywhere underneath the carpet. This miss allowed the sellers to report “no asbestos” on their disclosure form...and left us with thousands of dollars in abatement fees.

Excellent service and company. Our real estate agent arranged the home inspection. Ryan was our inspector. He was excellent in every way -- professional, patient with our questions, helpful, thorough, very good at explaining his findings. The renters had turned the power off, so Ryan had to come twice. He was able to come back as soon as the power was on -- we met him there again and asked additional questions about fixes to the house he competently and helpfully answered.I don't have any real experience with home inspections, so I can't give a comparison except to say friends of mine have had inspections, and from their reports, Ryan and Buyer's Inspection Service were very thorough. The report was 30 pages with pictures and superimposed arrows and the notation was very clear and easy to follow. Ryan was very forthright about the limits of the inspection process (e.g., the HVAC would short cycle, but he let us know that a specialist would need to do a more thorough test). The trustworthiness and the clear competency of Ryan and Buyer's Inspection gave us the confidence and understanding about the house we needed to close. Much appreciated.Highly recommend.

This was the most amazing experience. we used them for a pre- selling inspection of our home and for an inspection of a home we purchased. We had Erik the whole day. We were extremely pleased with Erick's thoroughness, knowledge, and professionalism. We have had homes inspected by other inspectors who were less expensive, but have learned that you get what you pay for. Erick found things I'm sure that other inspectors would have missed because he took his time and obviously cared that as his clients we would have the necessary information about the home's true condition. After the inspection, Erick graciously took my call and spent the necessary time to explain his findings (which he also explained to my brother who was on-site). Ultimately, it wasn't the right house, but as the search continues, we will certainly use Buyer's Inspection Service again.

We are buying our first home and were advised from multiple loved ones to get the best inspector we could find. I noticed on their website that they blog informational posts about home owning, things that can go wrong and other resources. I was impressed by their passion for what they do and saw their inspection included many more things, and they offered more additional "add ons". On the day, the guys were so friendly, and being a woman, I thought I would be treated like someone who doesn't know anything about houses and doesn't want to. I followed them around and they showed me things and taught me about what they were looking or listening for, I learned so much but they were also personable and took all my questions cheerfully. When I wasn't following them, they would come get me and show me relevant things. The final report was incredibly detailed with pictures and arrows and a MUST fix list. Turns out the house was a money pit, although the inspection was more expensive than I would have liked, the money is nothing compared to the tens of thousands it would have cost us if we moved in without knowing what lied beneath the fresh paint and carpet.

We recently bought a house, and before our signing we were recommended by a friend to have Ryan White from Buyer's Inspection Service to come and do a thorough check. Ryan was nothing short of awesome. He was on time, courteous, and detailed.We were able to follow Ryan around while he inspected the house and he was able to give more detailed explanations of anything he found while answering any questions we had.We are not familiar with pre-sale inspection pricing, but the services provided by Buyer's Inspection Service are probably on the high end of it. However, this is not without good reason. When buying a house you don't want someone to come and tell you it's a good house and there is nothing wrong with it. You need, both for negotiating and for insight into future repairs, to know every little thing that is wrong with the house. It is much better to know that you will have to spend $2k on redoing an electrical issue at the sale of the house than find out afterwards.For this reason, we believe the extra money spent on a very thorough inspection is well worth it, and Ryan White at Buyer's Inspection Service is an excellent choice for this reason.

Buyer's was recommended to me by my realtor. I contacted them via phone. I requested a home inspection of a home I was purchasing. However, during the call the customer service professional offered termite and radon inspections as addon services. I took her up on the offer and was glad I did.Radon was found in the house. My realtor wasn't aware of the importance of having the radon test performed. Now, the realtor will recommend this type of inspection to other clients.David came out and inspected the property. Truly excellent in every single way. We had Dave as our inspector when we were in the process of purchasing our 100+ year old home. Dave knows and loves old houses, which is a huge benefit because he knows what MUST be fixed and what is "nice" to fix, and his inspection clearly documents these fine details. He gave AMAZING service, top notch inspection, took time to explain findings to me (I am a novice), and immediately printed out his findings (with pics!) in a handy binder with information about how to keep my home in best condition. His inspection actually saved us quite a lot of money as we were able to negotiate the seller down almost $10,000 dollars based on his findings. We have lived in our house almost a year now and his inspection was accurate to everything we have seen in the home. Here are some key observations from my experience, that should help other buyers in their decision making process:1) David is a highly skilled inspector, who is very thorough and efficient with the inspection time.2) David communicates all of the important points of his inspection in a manner that can be understood by either a novice an experienced DIYer (I am the latter). This is important, because most inspection reports come back with a lot of items, and this can be very overwhelming to the buyer. David was also able to describe both verbally and on paper the items that were the most important to address.3) Buyer's Inspection Service can perform most or all of the desired inspections for a pending home purchase. This was a very important factor for us - out of 5 different quotes I received, they were the only ones that could perform or source all of these: home inspection, well pressure/flow inspection, radon, and termite. All of the others either had significant additional charges, or altogether could not help me get them done (which would have required scheduling several other individual inspections).4) Focus on key services - David looked at structural, safety, and functional items, in a very detailed manner. There was no "fluff", just the stuff I really cared about, including smaller items like a poorly fastened attic access ladder. Other inspection services included things that I didn't care about (thermal/IR scan of the home, etc.), with no option to remove those to bring down the price.5) Price-competitive - this was hands down the best bang-for-your-buck inspection I could get, which surprised me, honestly. I have participated in other less thorough inspections that were more expensive on a square-foot and extra options basis.Summing up - you can't go wrong with these guys. I was blown away with the quantitative aspects (the actual inspection, report, supporting pictures, etc.) and the qualitative aspects (professionalism, personality, and COVID protocols). You won't be disappointed!

I could not believe how thorough the inspector was! He talked to me the whole way through. Explained everything. He had the report ready and sent to me before he left. He went over it and made sure I understood. For everything he did the cost was totally reasonable. He was professional and very very knowledgeable!!! Ryan and the team are top notch, very professional and did an outstanding job.

We built a new house and had it inspected during construction to give us the confidence that we were getting a good product from the builder. We then had a final inspection at the end of the build that also helped us develop a punch list for the builder to complete before closing on the home.

David inspected a home I was considering purchasing in 2007. I thought I had done a pretty thorough inspection myself but missed many things that would be expensive to repair and were potentially dangerous. The detail of the inspection and the easily understood summary were very valuable. Due to the inspection, not only were necessary repairs made prior to the purchase, but I was able to negotiate a better price. Without the repairs and price reduction, the appraisal may not have been adequate for the loan needed. I would definitely use them again. Great value.
