Very professional inspection service. The inspector took the time to answer all of my questions and go over items that he noted needed to be corrected. This was the second time I have used this company. They stay up to date with certifications and continuing education. I would recommend them to anyone looking for a knowledgeable and professional inspector.Update: we used them for a basement consult and Ryan provided valuable insight in regards to our specific concerns. He answered all of our questions and was genuinely interested in helping us out. Highly recommend these folks.

We are buying our first home and were advised from multiple loved ones to get the best inspector we could find. I noticed on their website that they blog informational posts about home owning, things that can go wrong and other resources. I was impressed by their passion for what they do and saw their inspection included many more things, and they offered more additional "add ons". On the day, the guys were so friendly, and being a woman, I thought I would be treated like someone who doesn't know anything about houses and doesn't want to. I followed them around and they showed me things and taught me about what they were looking or listening for, I learned so much but they were also personable and took all my questions cheerfully. When I wasn't following them, they would come get me and show me relevant things. The final report was incredibly detailed with pictures and arrows and a MUST fix list. Turns out the house was a money pit, although the inspection was more expensive than I would have liked, the money is nothing compared to the tens of thousands it would have cost us if we moved in without knowing what lied beneath the fresh paint and carpet.

We recently bought a house, and before our signing we were recommended by a friend to have Ryan White from Buyer's Inspection Service to come and do a thorough check. Ryan was nothing short of awesome. He was on time, courteous, and detailed.We were able to follow Ryan around while he inspected the house and he was able to give more detailed explanations of anything he found while answering any questions we had.We are not familiar with pre-sale inspection pricing, but the services provided by Buyer's Inspection Service are probably on the high end of it. However, this is not without good reason. When buying a house you don't want someone to come and tell you it's a good house and there is nothing wrong with it. You need, both for negotiating and for insight into future repairs, to know every little thing that is wrong with the house. It is much better to know that you will have to spend $2k on redoing an electrical issue at the sale of the house than find out afterwards.For this reason, we believe the extra money spent on a very thorough inspection is well worth it, and Ryan White at Buyer's Inspection Service is an excellent choice for this reason.

Professional, detailed, and organized! David was absolutely outstanding. He attention to the details will save you money in both the short term and long term. The smallest imperfection or observance is never too small for David. Very clean - in and out with absolutely no hint that he was ever there. Super friendly, had some funny stories to share! During these turbulent times he was very conscientious of COVID, respecting social distancing and wearing a mask.There a lot of choices out there for a home inspector but I promise you he is the best one in the area! We contacted Buyer's Inspection Service to inspect a house we wanted to purchase. They were able to fit us in on short notice and very thoroughly inspected the house. Dave explained what he was seeing and why various items did or did not need repair while we went. The provided report is very detailed and will be of use to us after the purchase of the house. Buyer's was recommended to me by my realtor. I contacted them via phone. I requested a home inspection of a home I was purchasing. However, during the call the customer service professional offered termite and radon inspections as addon services. I took her up on the offer and was glad I did.Radon was found in the house. My realtor wasn't aware of the importance of having the radon test performed. Now, the realtor will recommend this type of inspection to other clients.David came out and inspected the property. He was personable, respectful and professional. He patiently answered my questions with interest and knowledge.Scheduling was good. I was under a time constraint and the customer serv. pro helped me out. This was a good experience. I would recommend this business for your home inspection needs.

Truly excellent in every single way. We had Dave as our inspector when we were in the process of purchasing our 100+ year old home. Dave knows and loves old houses, which is a huge benefit because he knows what MUST be fixed and what is "nice" to fix, and his inspection clearly documents these fine details. He gave AMAZING service, top notch inspection, took time to explain findings to me (I am a novice), and immediately printed out his findings (with pics!) in a handy binder with information about how to keep my home in best condition. His inspection actually saved us quite a lot of money as we were able to negotiate the seller down almost $10,000 dollars based on his findings. We have lived in our house almost a year now and his inspection was accurate to everything we have seen in the home. We have also used Buyer's Inspection Service FAQ Recommended Vendors page quite a lot while we are making repairs on our home and we have never been disappointed in the businesses recommended. Buyer's Inspection Service is a gem!

Here are some key observations from my experience, that should help other buyers in their decision making process:1) David is a highly skilled inspector, who is very thorough and efficient with the inspection time.2) David communicates all of the important points of his inspection in a manner that can be understood by either a novice an experienced DIYer (I am the latter). This is important, because most inspection reports come back with a lot of items, and this can be very overwhelming to the buyer. David was also able to describe both verbally and on paper the items that were the most important to address.3) Buyer's Inspection Service can perform most or all of the desired inspections for a pending home purchase. This was a very important factor for us - out of 5 different quotes I received, they were the only ones that could perform or source all of these: home inspection, well pressure/flow inspection, radon, and termite. All of the others either had significant additional charges, or altogether could not help me get them done (which would have required scheduling several other individual inspections).4) Focus on key services - David looked at structural, safety, and functional items, in a very detailed manner. There was no "fluff", just the stuff I really cared about, including smaller items like a poorly fastened attic access ladder. Other inspection services included things that I didn't care about (thermal/IR scan of the home, etc.), with no option to remove those to bring down the price.5) Price-competitive - this was hands down the best bang-for-your-buck inspection I could get, which surprised me, honestly. I have participated in other less thorough inspections that were more expensive on a square-foot and extra options basis.Summing up - you can't go wrong with these guys. I was blown away with the quantitative aspects (the actual inspection, report, supporting pictures, etc.) and the qualitative aspects (professionalism, personality, and COVID protocols). You won't be disappointed!

I could not believe how thorough the inspector was! He talked to me the whole way through. Explained everything. He had the report ready and sent to me before he left. David Roche, a true professional, was fantastic to work with and we'd recommend to anyone looking for a home inspection to use BIS. He was knowledgeable and thorough allowing us the peace of mind and all the facts possible to make a solid decision about the property we were under contract on.I'm sure there are less expensive inspection services but with Mr. Roche's experience and knowledge we saved ourselves thousands of dollars and could make an incredibly well-informed decision on such an important investment.This is exactly the kind of business realtors would hire when purchasing property for themselves but would rather not have you show up with when investigating one of their listings. I can’t speak enough great things about Buyer’s Inspection Service!!! My family had just put a contract on a home, right when the Quarantine began and we were extremely worried that we would not be able to find a home inspector in our short window, but when we contacted BIS, they were able to work us in. Mr. David Roche was our inspector and he did a superb job and was extremely thorough! He not only fit us in quickly but provided much needed insight on the condition of our home, as well as, referred us to experts to give us additional information on findings from the report. His detailed inspection was so worth the money, because he was able to supply us with vital information that allowed us to make an informed decision to withdraw our contract; saving us money in the long run. Several weeks later, we ended up finding a wonderful home, and yet again Mr. Roche, from Buyers Inspection Services was able to fit us in and provided a quality inspection! We used Buyer's Inspection Services for the final inspection of our newly built home. We were not local to the area and the inspector went above and beyond for us. He took extra photo documentation of everything so we were able to see all the details of the inspection notes. This was our second home purchase so we've had inspection services before. The last inspection was with a different company and they were good however Buyers Inspection Service we used this time was outstanding and much more professional grade. Very thorough and honest. The report you receive is huge and very informative. There is a basic package and then add on items depending on how in depth you would like to go. Buyer’s Inspection Service did an amazing job for us. Our inspector, David, spent three hours inspecting every aspect of our new home. This gave us credibility when we asked for repairs and it alerted us to issues that could arise in the future. Additionally he took the time to considerately answer every dumb question I had. I felt truly prepared moving forward with the purchase after David’s inspection and report. The inspection more than paid for itself in negotiations. It will continue to pay dividends as we settle in to our new home.Can’t stress this enough, a good home inspection is worth its weight in gold. On our last purchase we just used the guy our realtor recommended. $500 later I fouled out that all the outlets and faucets worked. I spent the mext two years fixing obvious stuff that probably should have been flagged. If you are going to spend the money, find someone with your interests in mind. Buyers inspection service falls into that category for sure! Five stars!

Great service, great quality! Were very thorough with our new home inspection, not only closely checking all the mechanicals, but very detailed in checking for fit and finish. Found two flashing issues that another inspector missed. Even went as far as noticing some rough spots on our new deck and a nail that could have snagged someone.Before they finished they reviewed the most important findings with us and printed all paperwork on the spot and presented it to us in a nice, organized binder, including very clear photos and typed notes taken only a couple hours prior.A week later they called again to follow up and see how their report did with our builder and checked to see ifnwe were satisfied.Donato, the booking manager returned my call in less than an hour. Then scheduled our inspection for only a few days later. David did our inspection and was incredibly personable and easy to talk to.Very pleased and would recommend them to anyone in need of the service. Price was comparable to any other company out there that we saw but we went with them because someone else in our neighborhood also had a great experience with them and recommended them.

We first used Buyers Inspection Service to inspect a home we were interested in buying. David Roche was our inspector and he was WONDERFUL! He was very thorough and walked me through the home to explain everything he inspected and point out areas of concern. This meant so much to me because my husband is deployed and I was doing all of the buying processes by myself. He was very friendly and personable and made sure I understood everything he was talking about. Unfortunately we backed out of that house because the owners were unwilling to fix the major problems that the house had. I would like to give them a good rating, but just a few days ago I was cleaning out my garage and noticed that my GFI plug was not working. I understand that this happens and didn’t have an issue replacing it. But what I thought would fix it didn’t, so I had to hire a electrician to come out and pay an additional 75.00, to fix something that should have been caught during the inspection. This is beyond frustrating that as a new home owner you entrusted someone to be your eyes and to point out the issues and for the most part this was done.As we continue to update our home we are finding things that should of been reviewed but wasn’t. I was told that “ this is a solid home and there were really no issues. I am really frustrated and want to make sure that others who are currently in the market please make sure that simple things like smoke detectors in the entire home were over 10 yrs old, all I was told that they “need batteries”. Second, I noticed that around one of the vent for the heater, has unauthorized tape... please review and make sure that you review your who is inspecting your home, and don’t let this happen to you. I will not give my name, but will tell you that my home was inspected back in August 2019 and it’s on Carrick Drive, Dayton 45458. Please look up my file, and call... even better stop by!

David inspected a house I was trying to buy. He was punctual and friendly. I am a first time home buyer, and have no idea what to look for. He was incredibly thorough, and able to explain things in a way that I understood. Because of his inspection I decided not to buy the home. He pointed out the extensive termite damage, and the shortcuts taken in repairs so the home appeared updated, but was not. He also discovered wiring that was an extreme fire hazard! Five stars is not enough to give this inspector. I would use them time and time again.

I would not buy house today without a inspection. Buyer’s Inspection did a great job. They took the time to check everything. If found anything was found they showed you and told how major the problem. I had couple of minor issues, easy to fix. My husband has health issues so I did a radon check, it took three days to test. I was able to forward his report to the site manager to make the necessary adjustments to my home before the dry-walling began. I will be using Buyer's Inspection again before I close. I have used this company twice for my new build (pre-drywall and final). I am definitely glad I chose to spend the money and protect my investment. I feel like the builder/seller actually took me seriously when I had a report with all the fixes that were required. I had David both times for the inspection. He was very thorough and reassured me of any concerns I had. There is a lot of new style building material like PEX I am unfamiliar with. He was very knowledgeable and pointed out things I wouldn't even think to look out for. I also like that you receive a very detailed report at the end. It includes a list of each room and issues found, INCLUDING pictures. He prints the report right away using a portable printer and you also get a copy in email which is really convenient to send out. This definitely makes it easy to remember all the issues and communicate those effectively with the builder/seller. Even if they are not willing to correct everything on the list David gave me ideas about what would be required to make things right.

Buyer's Inspection Service performed an inspection on the house I was considering purchasing. Ryan performed the inspection and the entire process was both informative and critical in our decision later to purchase the house. They responded quickly to a message I left over the weekend and was out within days to perform the inspection. He treated the property with respect when interacting with it taking care to damage or dirty anything. He would explain things to me that he found and showed me in person the pictures he would include in his report. I received the report that same day and didn't have to wait. I hired this company to do our inspection based on their high reviews. Boy, was I thankful for the reviews because let me tell you, they are 100% accurate. This service was top-notch from start to finish. Danato was super kind and knowledgeable setting everything up, and Ryan, our inspector, was prompt, thorough, friendly, professional, and meticulous with the inspection. He spent about 6 hours in the home combing through every single inch. I asked him questions the whole time and he never made me feel like a bother or that I was in the way. I spent over half the inspection on site with him and he was very patient with me, answered all my questions, and explained things as he found them in a thorough but easy to understand manner. It was a pleasant and enlightening experience. The binder I received afterward was also quite detailed and easy to understand. I’d have preferred a little more information on the termite inspection but I’m sure if I’d asked for clarification I’d have received it and it was still detailed enough that this doesn’t negatively impact my impression of the company. I didn’t go with that property but on my next attempt I’ll be sure to utilize buyers home inspection again.

My husband and I have worked with Ryan twice now. He completed a pre-inspection on our home before we listed. He walked us through a thorough inspection. Because we were so happy with the services he provided, we asked to work with the same company in the process of purchasing a home. Ryan went through the home and took his time going through each item on his list. Again, he was thorough and detailed. Similar to the previous reviews listed, Dave conducted a comprehensive inspection. Prior to the inspection he coordinated with external parties on my request for supplemental inspections. During his inspection portion, he walked throughout the house and used a detailed checklist. He took the time to explain to me what he observed and noted. At the inspection's conclusion, he provided a hardcopy of the report at the job site and ultimately emailed the report to all concerned parties. Bottom Line: an overall great job!

Buyers Inspection ServiceMy home purchase was in Dec-2017 and my inspector was Ryan White. The report was available electronically had clear directions with definitions and categories for the performance and functioning of an item. The entire interior and exterior of the house was addressed with details in each room or item being inspected.Any inspection for a home purchase is important but since I was purchasing a historic house from out of state without seeing the property first, I needed to depend heavily on the inspection report and my inspector. Ryan White is a certified member of the American Inspectors Society. Luckily for me, he has wealth of experience with historic houses.I liked that Ryan White could give further verbal details that helps a buyer plan with a more realistic perspective in terms of time and cost. We liked our home inspector so much the first time that we requested the same inspector for our second home purchase. The inspector was professional, helpful, and thorough. Very pleased with every interaction we had with this inspection firm, from the first instance in requesting their services, to the final report. In from out of state, we had just bought a new home in Southwest Ohio, and had very limited number of days available to complete a buyer's inspection before leaving town again. Danato worked with us to schedule an after normal business hours inspection the next business day with Inspector Ryan. Ryan was very thorough, and in addition to the usual inspection steps, he provided us useful tips on home ownership including suggestions for local vendors to consider for specific improvement projects. My service date was 7-7-17 for a house in Beavercreek my husband and I were considering to buy. We are new to the area and this is our first home purchase. I wanted to go with the best home inspection company I could find, so I went to the ASHI website and found a company that had not just one but two ASHI certified inspectors. Then after reading their reviews and watching some informative YouTube videos of theirs, I booked my appointment. David was our inspector and he did a thoroughly methodical inspection detailing everything in an organized report at the end. We showed up for the last hour of the inspection and David walked us through the home showing us everything he'd found so far as well as repair and maintenance information for each area. He saw things we had been blind to. By the end of it, any warm fuzzy feelings I had about the place dissipated with the cold hard reality of what's involved in being a responsible homeowner and maintaining the property. David found 29 items needing immediate repair, two of which could cost thousands of dollars. With these results, we were able to negotiate with the seller to address and repair the biggest issues. We now own the house and all its problems but at least we're aware of most of them. I'm very happy I chose Buyer's Inspection Service!!TLDR: Cost of total inspection $655. Repairs paid for by seller $15180. Knowledge and expertise of ASHI certified inspector David Roche, PRICELESS.

To me, Five Stars would be perfect but we "only" received near-perfect service and support.With a skilled staff and network of outside sources, they covered all our needs.Shannon, the Coordinator, could not answer every call BUT she promptly, courteously and professionally returned all calls.Ryan, our Inspector, was prompt and proficient throughout the process. He answered my questions with humble expertise and referred me to others when potential problems were beyond the scope of the inspection.Specifically, we have never had a water system on a well. Our well had obvious problems. Ryan explained the pieces from pump and tank to water softener and water flow. However, he did not hesitate to tell me that only "people in the trade" could solve our problems.Obviously, I would not hesitate to refer Buyer's Inspection Service to anyone in the market for a house.

Ryan and the team are top notch, very professional and did an outstanding job.
We built a new house and had it inspected during construction to give us the confidence that we were getting a good product from the builder. We then had a final inspection at the end of the build that also helped us develop a punch list for the builder to complete before closing on the home.

Very professional, very thorough. Inspector walked me through and showed me every issue he found. they did a complete inspection , another inspection did home inspection back in May , but they only found cosmetic items , David did a complete inspection , found alot of defects to bad the home owner only put on " band aids" when " he said he fixed poor or not working items

David was amazing, he performed an inspection prior to listing my home, is was so thorough, and his report was extremely detailed, very useful when making the necessary repairs before listing. Then, David inspected the home I was buying and I felt so confident in his skills I just new that if there was something wrong with my new home that David was going to find it! David performed an inspection on a potential house I was interested in back in early November, the thorough process that he took to investigate each and every section of the house was amazing and very comforting knowing that I was getting the best inspection possible and would receive the most detailed report possible outlining all of the good and potential flaws of the house. We recently used Buyer's Inspection Service for the second time for home inspection services. About 5 years ago David inspected our current home. He was very thorough and detailed in his inspection and identified some importatnt issues that we were able get resolved before taking ownership of the home. Last week, Ryan inspected our new home and I was surprised by the level of detail involved in his inspection as he spent about 4 hrs pouring over our property. David inspected a home I was considering purchasing in 2007. I thought I had done a pretty thorough inspection myself but missed many things that would be expensive to repair and were potentially dangerous. The detail of the inspection and the easily understood summary were very valuable. Due to the inspection, not only were necessary repairs made prior to the purchase, but I was able to negotiate a better price. Without the repairs and price reduction, the appraisal may not have been adequate for the loan needed. I would definitely use them again. Great value.
