Have you ever thought of the home inspection that will be performed on your home?
The inspection requires the inspector access all the areas of home home including the attic or crawl space, along with access to all the components like water heaters, electric panel, main water shut off.
The inspector will want to remove the cover on the electric panel and the furnace, if that can not be done we will advise that our client have the seller hire a licensed contractor at their expense to inspect the obstructed components after the obstacle has been removed.
Contrary to popular opinion, home inspectors are not required to move furniture or any personal items that block access to components or areas of the house. All too often there are shelving units, lawnmowers, kids toys or heaps of clothing that restrict the inspection. This can be detrimental for the seller, buyers may think that these blockades were intentional to prevent the inspector finding known problems that need to be addressed.
This all adds to the cost and frustration of selling a home. Please make sure that there is not a car parked under the attic access, that the detached garage has a means of getting in to it.
