In the basement of the house taped to the electric panel was the home’s energy certification which stated the R-value was 49, which would be 22.5 inches of insulation, a far cry from the twelve we measured.
Then we looked at the date on the certificate, and again a surprise. The legally mandated certificate that is required by the county building inspector was dated before the house foundations or the attic for that matter had even been started, in fact worse yet; it was for another house all together.
We measured the insulation which did not look as deep as we were used to for new construction and noted that there was twelve inches of blown fiberglass which would have a insulating value of R26, not the stated R49!
The county building inspector is supposed to check the energy certificates and the insulation depth which he evidently had not done, despite having issued the final certificate of occupancy.
This time, like every time, the Home Inspection paid off for the buyer.
