One Year Warranty

This is the last opportunity you will have to make your builder repair or replace any building defects in the house. This inspection is often called the “eleven month warranty inspection” and must be completed and presented to the builder before the last day of the one year anniversary of your purchase date. We advise our clients who want a one year warranty inspection to do it at the end of the eleventh month so there is plenty of time to get it to your builder.

If you have already had a final pre-purchase inspection, you are ahead of the game.

Now is the time to find out if everything still works and operates as intended.

This inspection is detailed and similar to the final construction inspection. We go from top to bottom, inside and out. Any issues that concern you will be given priority and addressed in the report.

Damaged attic framing, incorrectly installed roofing, flue pipes with incorrect clearances and angle. Areas of the “insulated” attic that remain un-insulated, rooms with heating vents that have poor air flow, live wire tails and open junction boxes in the attic or crawl space. Incorrect wiring in the breaker panel, dangerous decks, poorly finished dry wall and trim and nail pops. Roofing or flashing issues, foundation cracks or water intrusion, capped vent pipes and so many other possible issues.

Walkways or driveway settling, it’s all addressed.

Unmotivated Builders

Buyers are often under the mistaken assumption that the builder will contact them and ask for a list of any issues, not so: it’s up to you to contact the builder and make sure any repair work required will be performed. Some builders may be prompt, and are happy to do the work but many will use any excuse to say you are outside of your warranty period.

Your Home Inspection‘s results will give you the information you need, with a detailed list of the work needed to bring your house up to standard. This will give you the knowledge and information needed to get your builder back and doing whats necessary to make your house perfect.

This inspection could save you thousands of dollars in repairs that your builder should should be liable for.

If you had us perform a pre-purchase inspection, you have already had the big issues addressed. We would suggest you consider having us perform a 1.5 or 2 hour consultation, which will address all the cosmetic issues and check on the structural and crucial areas of the house for defects.
