This should raise a red flag!
It is highly unusual for a builder to refuse your desire or want to have a third party Inspection during the construction of your new house. In years past third party Inspectors were frowned upon, but times have changed and even the most difficult builders generally allow phased inspections.
If your builder refuses it really sets off red flags…
If your builder counters with “we provide you with a third party inspection at closing” do not take that the way it sounds. The inspection company they use is working for them with express boundaries concerning what they can and cannot make comment about and you do not get a written report.
If the builder blocks all your efforts to have phased inspections or a pre-closing independent third party Inspection, you can still get a Home Inspection after you purchase the property, at the end of the six month or one year repair/warranty period. While this is not ideal or the recommended approach, it is a reasonable solution when dealing with a difficult builder.

- Has he has inspection issues with the county?
- Does he know something about the house that you don’t?
You should do everything in your power to have your new home Inspected before you purchase.
