This is not something you want to forget about, you should consider that you have a potentially problematic exterior finish.
Failure on your behalf to inspect the exterior and have professional maintenance carried out may be a very expensive omission on your behalf.
Yon need to inspect for missing caulk, damaged flashing, or any discoloration which could be an indication of moisture intrusion.
Any cracks you find in the finish need professional attention.
Examine carefully all areas were there is anything protruding from, or attached to the EIFS finish.

- Shutters
- Decorative moldings
- Railings
- Decks
- Vents
- Utility lines
- Gas pipes
- Spigots
- A/C piping
- Receptacles
Pay particular attention to the following areas:
Around doors
Around windows
Where EIFS interconnects with the roof
Where chimney caps seals with the EIFS
Around any window with a rounded top
Any water penetration of the EIFS will severely damage the structure.
It can be very difficult to determine if the finish has water behind it.
For a positive analysis of the finish have the building inspected by an EIFS inspector using a non invasive moisture meter and an infrared camera.
NOTE: When attaching anything to the exterior, make sure that you or the contractor you hire uses a good quality caulk to seal around the top and sides of the unit and the screw hole before the screw is inserted.
We recommend using Dow Corning 794/795 sealant.
