Pre-Listing

As a seller you will benefit from a pre-listing, or pre-sale Inspection.

Most business owners ask,

Why do we need an inspection when we are planning to sell? What would we need to know about our own building?

The reasons are numerous and all to your advantage. It is a fact that pre-inspected properties sell better than those that are not.

The primary reasons for getting a pre-listing commercial inspection is that it helps you to sell your property faster, usually for a better price, and without surprises.

A pre-inspection gives you a very valuable tool that you can use to promote your property to buyers.

Your inspection report can be shared with prospective buyers, showing all the positive features in the property.

With a pre-sale inspection you have the opportunity to remedy problems that may adversely affect the sale before you put it on the market, or you can exclude some repairs by disclosing and excluding them for redress.  This helps you avoid the situation where a prospective buyer makes a significantly lower counter-offer after they’ve had their inspection and discovered all the deficiencies you could have discovered and repaired.

Think of a pre-sale commercial property inspection as a worthwhile investment, helping get you top dollar.

A badly placed thermostat plays havoc with the heating and cooling of a house. All too often the overflow on the bathtub is loose or worse yet loose and the gasket damaged. If the bath is filled up to the overflow and it is loose the water will go down behind the tub which if it’s on the second floor could damage the ceiling. The water can also create […]Read More about Bath Overflow Loose

Bonding Gas Piping

January 8, 2025 By David Roche

A bonding wire is often mistaken for a ground wire, it does not go to ground but back to the electric panel. When it is connected to black iron *(steel)* piping the paint under the clamp must be removed with a rasp or sandpaper to make a good contact, paint reduces the contact rendering the […]Read More about Bonding Gas Piping
