Smaller office buildings are treated much the same as a residential Inspection, every item and aspect of the structure and interior meticulously checked. We inspect them based on square footage and there is no time constraint, we finish the the Inspection no matter how long it takes.
Larger buildings or properties pose different challenges and the cost of Inspecting a large office building can be a cost factor. We can inspect every office and work space or do a sampling. The sampling approach reduces the cost of the Inspection and still gives you the information you need to make an informed decision.
We have found that this approach works well, the results tend to be as effective as the space by space approach when inspecting larger office buildings. The Inspector inspects all the exterior components, siding roof, and foundation in detail and then randomly chooses between ten and twenty percent of the work spaces in the building to inspect thoroughly, some first floor, middle floors and top floor. The Inspection findings are then extrapolated to determine the overall quality and condition of the project.
