After the Inspection
We do not make any repairs to houses we have Inspected. We do know the value of honest reliable contractors.
Unfortunately so many of the problems we find in the course of our Inspections were the result of work by disreputable or careless contractors.
If you find that your home needs work in order to make it safe, you will probably want to hire a contractor or handyman.
Before You Hire a Contractor
Here are a few guidelines to help protect you:
- Ask friends or neighbors to recommend repair contractors.
- Get at least three written estimates for the project. Most contractors give free estimates.
- Ask for and check references (phone, drive by stopping to ask personally, check out the references).
- Ask for proof of insurance (and bonding if there are employees).
- Do not pay the contractor in full before the work is done. Some contractors will ask for a down payment, usually 25/30% this is normal.
- Get a signed written agreement before work begins or money is paid.
The agreement should specify in detail the type and extent of the work that is to be completed along with payment schedules. - Do not make the final payment on the project until all the work has been finished and to your satisfaction.
- Check with the Better Business Bureau to see if there are complaints against the contractor you are going to use.
